Alliance Installations: Gilmore Place Project

The project

Gilmore Place Phase 1 is a defining development in the Lower Mainland. Anchored by what is now the tallest residential tower in British Columbia, the Onni Group project spans 12 floors of residential and commercial parkade beneath a mixed-use podium.

A development of this density carries a parkade program to match: thousands of bike and storage lockers, hundreds of bollards, thousands of feet of guardrail and fencing, and dozens of specialized protection and security elements coordinated across active construction phases.

Onni engaged Alliance Installations to deliver the full parkade product scope under a single contract.

Bicycle Lockers & Expanded Metal Fencing

The scope

Across 12 parkade floors, Alliance manufactured, supplied, and installed:

  • 4,109 bike and storage lockers
  • 138 bike racks
  • 438 bollards
  • 351 wheel stops
  • 2,958 ft of steel picket guardrail
  • 909 ft of expanded metal fencing
  • 528 ft of wire mesh fencing
  • 328 pipe and hose bib protectors
  • Custom cage enclosures, transformer fencing, VFD security covers, water pump control unit covers, EV charger handle protections, height restriction bars, and steel handrails

In total, more than a dozen distinct products — every one delivered and installed by Alliance.

Why single-source mattered here

A parkade program of this scale would typically be split across four to six suppliers and subcontractors. Each comes with its own submittal package, lead time, delivery window, and install coordination. And each represents a potential schedule risk.

Onni’s team consolidated the scope into a single contract with Alliance for a clear reason: when one manufacturer owns the full parkade product package, there are fewer submittals to chase, fewer crews to coordinate around active concrete and framing work, and one accountable partner for the entire division 10/12/32 scope.

Issues that surface on site, for example, a dimension change, a phasing adjustment, a custom cover for an unexpected piece of equipment, get resolved by one team.

Manufacturing and execution

The Gilmore scope was managed end-to-end out of Alliance’s 35,000 sq ft Richmond facility, with steel fabrication, powder coating, and assembly handled in-house. The locker package drew on the facility’s full production capacity, while custom items such as transformer fencing, expanded-metal partitions, and VFD security covers were built to drawings specific to Gilmore Place.

On-site, Alliance’s installation crew coordinated directly with Onni to phase delivery and installation around active construction. Locker rooms were released floor by floor as concrete and framing work completed, with units anchored and signed off in sequence. Standard locker install proceeded at Alliance’s typical pace of up to 80 units per day, allowing the team to keep pace with the building’s overall handover schedule.

Custom fabrications were produced and delivered as drawings were finalized, allowing the customer’s team to make late-stage adjustments such as relocations, additional protection covers, and modified enclosure dimensions without holding up the broader install.

The outcome

Alliance delivered the complete parkade product scope across all 12 floors on the schedule Onni set. Every locker, rack, bollard, guardrail, fence section, and custom enclosure was installed, anchored, and signed off in coordination with the building’s phased handover.

For Onni, the project demonstrated what a single-source parkade fit-out partner makes possible at scale: one submittal package, one set of POs, one install crew on site, and one accountable manufacturer for every Division 10/12/32 product in the building.

For Alliance, Gilmore Place Phase 1 is proof that the full-scope model holds up on the largest and most complex multifamily projects in the province.
